  • What's the difference between Schwarzenecker and an architect?
    Schwarzenecker provides a concept to completion management service incorporating both architectural design services as well as a full professional project management service. So you get two for one.
  • Does Schwarzenecker employ highly qualified and experienced people?
    Yes. the Director of Schwarzenecker, Karl Lorenz has been a licensed Builder since 1997 after achieving best pass in his final building examinations. All of the building experts cherry picked by Karl have been vetted thoroughly through our recruitment system to ensure we have the right team for your project.
  • Must I deal with multiple people throughout the process?
    No, your point of contact is Karl, Director of Schwarzenecker, so you can relax with having to deal with multiple people.
  • How do you select your consultants, for example builders, architects, structural engineers, building surveyors?"
    We undertake comprehensive due dilligence checks on consultants required for your project.
  • What's the difference between a project manager and a builder?
    A project manager is typically engaged to act on behalf of the client and manage the entire project from start to finish. A builder is responsible for the construction of the project and must take out mandatory insurance by way of Home Warranty Insurance to protect the customer. The builder therefore is ultimately responsible for the quality of construction.
  • How does Schwarzenecker provide a cost effective solution?
    Schwarzenecker provides a cost effective solution by: * Having large collective construction knowledge and experience, * Thorough project pre-planning, * Continuous monitoring, * Quick response times to concerns and enquiries, * Having clear Schwarzenecker project steps and procedures, * Obtaining numerous quotes and due dilligence checks from consultants, * Negotiating better deals, * Designing the project in an easier to build format, * Ensuring an appropriate building contract is used,
  • Does Schwarzenecker build its own projects?
    No, Schwarzenecker tenders this service out on behalf of its clients to suitable builders. This ensures pricing competition and is at arms length from Schwarzenecker.
  • If I have an existing Development Approval will Schwarzenecker manage the construction delivery for me?
    Yes, this is not a problem.
  • Can I select my own Architect?
    Yes, this is not a problem.
  • What workmanship guarantees exist with Schwarzenecker?
    The workmanship guarantee lies with the builder. The successful builder is required to take out Home Owner Warranty Insurance, provide structural guarantee for seven years.
  • What buildings and structures do you focus on?
    We focus on luxury homes and their associated structures plus light commercial and industrial buildings.
  • Who would oversee my project?
    Being a boutique company you only work with Schwarzenecker's founder, Karl Lorenz.
  • Where do you predominantly service?
    Sydney CBD, Eastern Suburbs, North Shore, Inner West and Surrounding Suburbs however we are a nimble business and have processes and procedures in place to service nationwide (and we do!).
  • Who pays for all of the additional consultants required, for example structural engineer, land surveyor, building certifier?"
    The client pays for all additional consultants required who are engaged and managed by Schwarzenecker as well as any statutory charges.
  • How does Schwarzenecker make your project enjoyable and easy?
    We manage and take care of the entire project. Let our knowledge, experience and know-how work for you.
  • How much does your project and construction management services cost?
    Our service cost is dependant on the scope of works required. We are flexible and can provide you with a fixed price or hourly rate if you prefer. We like to be honest and transparent about costs as no one likes hidden surprises.
  • How do we pay you?
    Through Electronic Funds Transfer (EFT) fortnightly.
  • Do you have a dispute resolution procedure?
    Yes but we believe prevention of a dispute through transparent communication is far better than a dispute resolution procedure.
